A magnificent looking l-shape loft conversion project with full remodelling of the first floor flat. A challenging yet very exciting project we completed within couple of months.

To accommodate this beautiful project, we had to completely remove the roof and first floor ceiling joists, the flat was completely opened to accommodate the new design and structural elements.

The property being a first floor flat, created a few challenges during the project, including working safely close to the neighbouring properties and limited space for material delivery. All project stages had to be carefully monitored by Herko management team, especially during the installation of new structural elements. The steels had to be craned straight into the correct position due to health and safety measures, and for the project scope to comply with the structural requirements.

The first floor flat has been rebuilt according to the new layout, meaning all the internal space had to be demolished, leaving the external walls only to be kept the same.

The loft conversion has gained the client a significant amount of space, including one master bedroom with a Velux balcony, Juliet balcony and two Velux windows. This has gained the client maximum natural light in the bedroom, which makes it stunning not only from the inside, but also very welcoming and bright.
A large en-suite shower room with a skylight above the vanity unit, an additional office space in the loft corridor near the new staircase and another large bedroom, which the client has turned into a stunning wardrobe room.

The client wanted a high end finish, but also making it practical. Underfloor heating, conditioning unit, bespoke electrical and plumbing design had to be not only aesthetically pleasing but also practical.

On the first floor, the client made a beautiful open plan kitchen and dinning space with a utility room space.

To keep the first floor staircase as light as possible, we advised the client with various options. The client has chosen one of our recommendations to have fire rated glass partitions to maximise the natural light, as well as complying with the regulations to avoid dark and narrow corridor.

The project has been completed in 2023 with all certification and building control completion certificates, the client now enjoys a very bright, welcoming and very beautiful first floor flat with the l-shape loft conversion in London.
